Cover Your Ass (ets) with Davis and Travaglini

We are having fan favorite attorneys from Davis & Travaglini back at the club this month. Kathy, Christine & Chris are passionate about helping landlords maximize profits on their rentals while staying within their legal rights. They have some hilariously funny stories from being in the courtroom for so many years. Their specialty is in landlord – tenant law. If you have rentals or think you might one day you need to come out to the club this month so you know your rights. After hearing them speak you are going to want them on your team to help deal with the inevitable tenant issues you will encounter.

What is the craziest story you have heard a landlord do to get a tenant out of their house? The one I have heard a lot is, “I just take the front door off the house.” Well, that is not legal. The other one I used to hear a lot is, “I’ll just turn off the water or electric”. Yep, you guessed it, not legal either.

These guys know what is legal and the quickest, most cost-effective way to get that bad tenant out of the house so you can get it re-rented to an awesome tenant. Also, they come with lot’s of tip on how to attract and retain the best tenants.

PS Attn: Rehabbers and Wholesalers – This applies to you as well! How do you legally remove a stubborn (previous) owner or worse yet a relative of a the previous owner, after you purchase a property?

Bryan’s Journey to Financial Freedom Thru Real Estate!

Bryan has had a huge desire for Financial Freedom ever since meeting Robert Allen back in the 90’s. Robert had an income stream WAY greater than his monthly expenses. He didn’t have to work another day in his life if he didn’t want to. Bryan thought, “holy shit, that would be a game changer.” At the time he was living pay check to pay check as a real estate appraiser.

Then one day in 2002 at breakfast he and his business partner Jim Stiegemeier decided to quit their jobs and jump into Real Estate Investing Full-Time. At first it was two men and a truck (Jim, Bryan and a Toyota Tundra) flipping one house at a time.

In one sense this gave a ton of Freedom. No boss, no time clock, no schedule. Just find deals, rehab then and sell them. Hopefully, for a HUGE profit. There were challenges along the way but they were WAY outweighed by the FREEDOM! But he wanted more…….

He wanted that income stream that came in whether or not he found that next deal. This is when they started buying rentals. One or two every month for the next 12 years. Damn, that is a lot of houses! Every time they bought another house, as long as it cash flowed, they increased their income. This is how Bryan eventually found Financial Freedom.

Lessons that you can use in your business today whether you are a new real estate investor or if you have been in the business for many years.

Mo’ Money. . .Mo’ Deals! Find out how to tap unlimited funds for your deals!

Everyone says “You find a deal and the money will appear”, but really is that true?

YES!

If you have a true deal there is money everywhere.  The bigger question is what is the right money to go after for a given deal.

  • What is the best money to go after if I’m a rehabber? 
  • What if I’m a landlord that fixes the house first then places a tenant? 
  • What if I just do “buy and hold” rentals? 
  • What if I’m a wholesaler that just needs money for a couple of weeks?

You can do it all with just your own cash but will that reach your real estate goals?  Probably not!

So, how do you decide what source of money to use for a given deal? 

There are several different sources of money for deals.  Suzanne Hunn with FasterFunds Lending and her expert panel of Tim Nash of American Bank (local banker) and John Heinkel with USA Mortgage (mortgage broker) will be explaining how you can leverage various types of funds to reach your goals faster.

There are many variables or factors that go into which type of financing is best for a given deal:

  • Are you going to live in it or is it strictly investment?
  • How long you plan to own it?
  • How fast you need to money to fund the deal?
  • How many current personal real estate loans do you have?
  • What area is the property in?
  • Do you buy using an LLC, other type of Corporation status, or your personal name?
  • Are you currently a W-2 wage earner or self-employed?
  • What type of property is it?  (single family residence, multi-family, apartment complex, etc…)
  • How often do you buy or how many deals do you want to purchase in a year?

Once you figure out your overall approach to real estate investing then it is much easier to know what type of financing or combination of financing will be optimal for you.

Suzanne and her expert panel will be covering different strategies that you can use a real estate investor which can really accelerate your net worth and monthly cash flow!

One such method that uses leverage is the BRRRR Method.  This is where you purchase a house, fix it up, place a tenant, then refinance the short-term construction loan for long term mortgage loan AND pull out the funds you personally have tied up in the property.

Then you do it again! 

Buy, Rehab, Rent out, Refinance, Repeat (BRRRR Method)

What if you are a rehabber?  Now you need money for the purchase and the fix.  How can you do that without using all your own money? Or how can you strategically use your own money and not have to go through construction disbursing.
