Five hours in the field at three different properties. You will learn how to properly walk and document a property, what makes a property a deal, what a successful rehab looks like, and what the finished product ultimately becomes. Think of it as a mobile mastermind.

Anybody can show you a spreadsheet

Most real estate education happens in a room with a projector, or on a Zoom call. Those are fine places to learn a formula. They are terrible places to learn what a load bearing wall looks like, or why a roof line makes a contractor quote jump four thousand dollars, or what separates a job site that is under control from one that is bleeding money.

So we go to the houses instead.

This is hands on, practical, and interactive. You walk the properties, you ask questions, you see the work in progress, and you watch how a working team evaluates a house from acquisition through rehab to finished home.

What you will experience

We start with a meet and greet and a quick introduction from everyone, then we get to work. Three properties, three stages, five hours.

The house at the very beginning

We start with a recently purchased property in cleanout or early demo phase, and we walk it outside first, focusing on what a pro acquisitions team looks for when evaluating a potential purchase.

You will learn:
  • The tools you should keep in your car for walking properties.
  • How to properly walk a property and what to pay attention to. Safety first.
  • How to properly photograph and document your walkthroughs.
  • How acquisitions evaluates a potential deal.
  • By the time you are done, you should be able to run accurate comps, calculate a rehab budget, and underwrite the deal from behind your computer.

What should the job site look like?

Next we visit a property midway through renovation, which gives you a real world look at the rehab process while the work is still open and visible.

We will discuss:
  • What a job site should look like.
  • How a renovation progresses.
  • What rough in work looks like.
  • What investors should be looking for during a rehab.

Lunch, then the house that shows you why

We break at noon for lunch, hosted by Casey Samuels of FasterFunds Lending, then we finish at a completed Next Chapter Home. You see what the finished product looks like and how a thoughtful renovation transforms a property.

How the last stretch runs:
  • 12:00 to 12:30, lunch and funding questions with Casey.
  • 12:30 to 1:30, the final property walk.
  • 1:30 to 2:00, wrap up and resources handed out. Do not leave early.

Everybody leaves with a folder

Practical resources to help you keep evaluating deals after the event. We hand these out at the last stop so you are not carrying paper around all day.

What you need to know

The day

Nine in the morning until two in the afternoon. Five hours, three properties, one lunch.

Group size

Ten investors per walk. Small on purpose, so everybody can see, hear, and ask questions at every stop.

Schedule

Fourth Thursday of every month, with two exceptions. There is no walk in November, and the December walk moves to Thursday, December 3.

Where

Properties change every month. You will be looped into a group text with the meeting point and all three addresses 48 hours before the walk.

Getting there

We move between three properties across the greater St. Louis area, so plan on driving between stops. Carpooling is a good idea and a good way to meet the people you are walking with. Reply to the group text if you have a seat to offer or want one.

What to wear

Closed toe shoes. These are working properties and job sites. Dress for walking through a house with the floors up.

Ticket sales close 48 hours before each walk so we can finalize the lunch count and get the addresses out.

Every investor in the St. Louis metro is welcome on a property walk. The people who get the most out of it are usually:

No. Property walks are open to everyone. If you have not been to a meetup yet, your first one is free and they run the third Thursday of every month.

You will be looped into a group text 48 hours before the walk with the meeting point and all three addresses, once registration closes.

Yes. Registration is per person, so book a spot for each of you.
